We specialize in residential Real Estate loans. We are FHA and VA approved, and approved by more than 20 lenders. But we choose to use a few and create long term relationships. Get Pre-qualified
Getting qualified before you apply for a loan helps you know how much you can borrow.
When buying a house, you can get pre-qualified or pre-approved. You typically can get pre-qualified over the phone or on the Internet in a few minutes. However, a pre-qualification is not as beneficial as a pre-approval where you have to go through a more rigorous process which includes verification of your credit, income, assets and liabilities. It is highly recommended that you get pre-approved before you start looking for a house.
This will help you:
- Determine the maximum house you can buy, so you don't waste time looking for properties you can not afford.
- Be in a stronger position when you are negotiating with the seller, because the seller knows that your loan is already approved.
- Have an advantage over other buyers bidding for the same property who are not pre-approved.
- Experience a quicker close, since your loan is already approved.
Having your assets and credit in order makes a smoother transaction. The cleaner your credit, the better your loan.
Things to consider when comparing lenders
Make sure you ask, "Are ALL fees disclosed?"
Decide whether their different programs are thoroughly explained.
Are they mailing you an application to fill out or doing it for you? Will your loan be processed by fax and mail at your expense?
Is the lender from out of the area? Do they know Ojai and work with appraisers that know Ojai?
If you are using a bank or direct lender and your loan is declined, you may have to start from the beginning with a new lender, providing all the information again!
